When you consider opening a home you love to guests during the months it sits unused, physical preparation is only one part of the equation. Setting up an owner’s closet and arranging for separate owner linens with the cleaning team creates clear boundaries inside the house. But beyond those physical steps, your peace of mind depends on knowing who is actually making the decisions while you are away.
Sharing your house for part of the year means putting your trust in the people who manage those unused months. That trust comes from knowing who is looking after the property, how they operate, and whether they truly understand what your home means to your family.
Built on First-Hand Ownership Experience
Our team is led by Carl, Amy, and Sean, and we have been managing vacation properties in Southern Vermont since 2016. The foundation of our work is straightforward: we own vacation rentals ourselves. We recognize an owner’s worry when guests stay in a home the family cares about because we experience those same feelings with our own properties.
Carl has invested in renovating his own unit. That experience gives him a personal understanding of the care and investment involved in maintaining a home. We bring that owner’s perspective to every property we manage, treating your house with the deliberate care it deserves.
Direct Selection and Guest Standards
Because we are property owners ourselves, we care deeply about which guests come to stay. We view guest selection as an active responsibility, with clear expectations about how guests use the home.
Preventing parties is central to how we manage reservations. We do not accept bookings from young groups looking to host parties under any circumstances. We set and enforce guest limits appropriate to each property.
We do not claim that damage can never happen, nor do we suggest that every risk can be eliminated. What we provide is careful guest screening, explicit house rules, and firm oversight to prevent parties and protect your space.
Transparent Reporting and Reserved Family Use
Earning an owner’s trust requires clear and consistent communication. We make plain, transparent reporting a standard part of how we work with you. You should always have full visibility into your calendar, your bookings, and how your home is being looked after.
Sharing part of the year also means protecting the time your family wants in the house. Your family’s own dates are planned and reserved in advance, under agreed terms, around reservations already taken. This allows the home to remain in the family for your children and grandchildren to enjoy, while the months it would otherwise sit unused help carry the running costs of the property.
Personal Responsibility for Your Home
Knowing that practical steps—like locked storage for your personal items and dedicated linens handled by the cleaning team—are in place helps protect your home. But equal importance lies in the human side of management. Having Carl, Amy, and Sean oversee your property means your home is looked after by owners who make decisions based on real ownership experience.
